Once received, our CGI program immediately evaluates their income and expense information and displays a resulting loan amount and PITI payment based on an 8% fixed rate loan for 30 years with a 41% back-end ratio. At the same time, our CGI sends ALL their information, via email, to YOU.
You get information such as their name, address, email address, work and home phone numbers, how much they earn, how much they pay in payments each month and how much cash they have available to work with for a down payment and closing costs. (there are lenders that don't give you this much information on your clients)
This, I might ad, is the primary difference between our pre-qual page and other java based pre-qual calculators. Because interest rates do fluctuate so much and this is, by design, a fixed interest calculation, there are disclaimers displayed to the client at the same time as their response. These disclaimers indicate that a better loan amount and lower payments could be available if they would allow YOU to provide them with a personal interview. Which would be, of course, your cue to contact them and follow up on their requirements. Which is, of course, what this is all about
